To help you understand what the home buying process is like, I have broken it down 5 simple steps that will give you an overview of how the purchasing process works!
Step 1: Getting Coffee
First we will make contact and set a date to meet, when we meet I’ll show you my Buyer’s Presentation. This is when we will determine what your wants and need are, and I will walk you through the buying process in person. We will decide on how many bedrooms and bathrooms you need, as well as the location and style you desire. If you have not already met with a banker or mortgage broker, you will also need to call them and schedule an appointment to find out what you are pre-approved for.
Step 2: Creating the “Portal”
Now that we know what you want and what your budget is, we can set up your “Portal”. The Portal will automatically send you all the new listings that meet your criteria. You will be able to view the information and photos of the properties online. The Portal uses data from the Multiple Listing Service (MLS), that means all listings from all brokerages signed on an MLS contact will appear on your search criteria.
Step 3: Looking at Homes
When you find homes you like that meet your criteria, we will schedule a showing. When we are there, I will be happy to answer any questions your have. I will also inform you about the property history, assuming it is available. At this point we will compare the homes we look at determine which home works best for you.
Step 4: Writing an Offer
Once you have found a home that you love, we will make an offer! At this point all negotiations will take place, such as price, possession, and conditions. Some common conditions to include are financing and home inspection. Once our offer is conditionally accepted, you will need to reach out to your bank and lawyer to satisfy all of the conditions.
Step 5: Head Home
Finally you are ready to meet up with your lawyer one last time to take possession of your home. Now it’s time to move in and enjoy! If you have any other concerns or questions when you first move in call right away. Congratulations, it’s time to celebrate!
