Seller's Guide

 

Multiple Listing Service:

    One of the most important marketing tools we use will be the Multiple Listing Service (MLS). The MLS will feed your property’s information to any qualified buyers set up on the Portal that are looking for a home in your area that fits their criteria. Once we go to market, it will automatically be sent to these buyers and they will have the opportunity to view the photos and relevant information as soon as we go to market.

 

Print Ads:

    Print advertising is becoming less popular over the years due to the effectiveness of online ads, however I will always pay to run a print ad in the real estate news. Depending on the demographic we believe will be the most interested in your home I may also pay to run ads in the Winnipeg Free Press however in most cases advertising online will be much more effective.

 

Social Media:

    Advertising on social media platforms such as Facebook and Instagram yield great results due to the interactive nature of such sites. What we can do is pay to run an ad that is a video, this means that instead of a simple picture anyone scrolling pass the ad will instantly be able to watch the video tour of you home (it will automatically play). From there, with only one click anyone who wants to know more about your home can reach out to me directly and ask any questions they may have or schedule an appointment to view your home.

 

Yard Signs & Feature Sheets:

    When we go to market I will make sure I have already prepared yard signage and a feature sheet specifically for your home. We will put up a traditional for sale sign the day we go to market. I will also leave 20 high quality full colour feature sheets at your home. Depending on what you have recently repaired or renovated I will also make a book of recipes and general information for any potential buyers to look over.

 

Open House:

    We will have an open house the first Sunday afternoon we are on the market as well as either Saturday afternoon or Monday evening depending on the season. I will also host a “neighbours-only” open house on Sunday one hour before our public open house. At the open house I will personally be there to answer any questions the public may have as well as receive direct feed back from potential buyers.

 

Door Knocking:

    During the first week week we are on the market I will go door to door and invite your neighbours to a “neighbours-only” open house (1 hour before our public open house). Once your neighbours see your home is for sale, some may want to see it out of curiosity. It is unlikely one of your neighbours would buy your home however they may know some one who is looking to move into the area or may tell their co workers about the house for sale on your street.
