To help you understand what the home selling process is like, I’ve broken it down into 7 simple steps that will give you an overview of how the selling process works!

 

Step 1: Property Evaluation

    First we will get to know each other and I will be happy to answer any questions you may have. When you are ready, I’ll stop by your home and start the home evaluation process. I will go through your home and document the interior and exterior condition, what renovations have been done and when, and I will enquire about any common problems.

 

Step 2: Pricing

    The first 2 weeks that your home is on the market are critical. During this time is when most of our showings occur and the public will show the most interest. I will then look at all the homes currently for sale that will directly compete with your own in person to help determine the value of your home. Next we will sit down and look at the comparable properties that have recently sold to determine what we should price your home at.

 

Step 3: Preparation

    Before we go to market, we will want to ensure your home is clean and ready to show! At this point we will need to finish any repairs and cleaning, and get it ready for staging. Once your home is ready I will come back to record a video walkthrough, take photos, and put up a “For Sale” sign. Finally I will set up a bluetooth lock box to ensure your home will be easy to show.

 

Step 4: Going to Market

    Now we can list your home and go to market using the Multiple Listing Service (MLS). The MLS is a service used by a group of real estate brokers. They band together to create an MLS that allows each of them to see one another’s listings of properties for sale. As soon as your home is listed it will be on the MLS, this will help notify other Realtors, and their buyers, that your home is available for sale!

 

Step 5: Advertising

    Finally we can implement one of my marketing strategies. I will create feature sheets, a video tour, social media ads, print ads, and door hangers for your neighbourhood. Depending on the time of year and condition of your home certain marketing strategies will be more effective than others. We will decide what type of advertising to focus depending what type of buyers your home will attract.

 

Step 6: Receiving an Offer

    Depending on what marketing strategy we decided to use will determine when we receive offers. Possibility 1 would be an offers date, typically we will try this strategy if we think there will be a high demand for a home of your condition. We will show the house for approximately 1 week before accept any offers, we will do this to try and generate multiple offers and create a bidding war for your home. Possibility 2 would be offers as received, depending on the season this strategy may be our best option. What this is means is it’s first come, first serve, and we review offers as they come in.

 

Step 7: Finalizing the Offer

    After we have accepted an offer we will satisfy any questions that may have been included in the offer. Once this has been completed we will meet with your lawyer and finalize all the paperwork. All thats left now is to move out all of your belongings, hand the keys over to the buyers, and start celebrating! Congratulations!
