Comparative Market Analysis

    When we initially meet, I will prepare a comparative market analysis to help us determine what your home will sell for in today’s market. I will take into account all of the comparable homes that have sold in your neighbourhood over the last year so we can accurately price your home. I will show you the condition and features of these homes as well as how long they were on the market.

 

What Will We See

    I will look specifically for homes that have the same number of bathrooms, bedrooms, square feet, and that are in similar condition. I will then narrow it down to the best comparable homes and we will use this to help us determine the value. We will also look at what is currently on the market, our competition, and what has expired. Once we have gone over all three categories I will recommend a price based on the information we can all see.

 

Whats the Right Price

    Once we have reviewed all of the information we will have determined what the best list price should be. In some cases it may be more or less than the city’s assessed value, it will all depend on the current real estate market. An important thing to remember is “it is only worth what someone will pay” depending on the market it may sell for more or less then our listed price.
