Number 1: Overpricing your Home

    Many buyers in today’s market are working with Realtors, what this means is they are becoming more and more educated. In the first 2 weeks we will receive the most amount of public interest so we need to capitalize! Other agents will look at comparable homes that have sold in your area and show them to their buyers, if we are over priced they will simply move on to the next property for sale.

 

Number 2: Preparing for Showings

    When a potential buyer wants to see your home, it is imperative that your home is clean and nothing personal is left out! First impressions matter, and if a buyer walks into your home and starts thinking about who lives there, they will be distracted and have a harder time focusing on the advantages your home has to offer.

 

Number 3: The Details

    When you’re selling it is important to know all details, not just price! Sellers must ensure they know when their ideal possession date is, what they want to take and leave behind, and where you will be moving to name a few. Once negotiations start, if we have not prepared our details, we may miss something of importance and it will be too late once we accept an offer.

 

Number 4: Marketing

    Marketing your home is much more than an ad in the newspaper and post on Kijiji. When it comes to selling one of your most important assets, you will want to make sure every qualified buyer looking to buy a home will see it! Number 5: Trying to Sell it Yourself

    When it comes to selling your home the importance of using an agent is undeniable, only 8% of people sell a house without one. In most cases, if you try to sell on your own, you will miss out on many qualified buyers, ready to buy, and potentially sell your home less than market value. Agents have access to something called the Multiple Listing Service, this allows us to reach other agents and their qualified buyers.
