When you decide you want to build your dream home, you will have so many choices, from builders to flooring and even what type of insulation! All of these choices are going to help you make your home one of a kind. Along the way you will have questions, hopefully this short guide can help answer any basic questions you have! Learn the Basics:
We will first meet up and go over the basics of the process, as well as what you need compared to what you want. We will then decide on the location, layout, and size, as well as what your budget is. When building, it’s very important to decide your wants and needs ahead of time, as they can quickly add to the cost of your new home if you are not prepared.
Choose A Builder:
Now we will need to choose the builder you want to use! With so many different home builders to choose from, the best way to decide is to view their work! We can go visit various show homes and compare the quality, customer service, and reputation. Ultimately the right builder for one person may not be the right builder for you, so it’s all about personal preferences!
Design Your Home
Now you get to decide the layout, colours, materials, and finishing touches. At this point, make sure everyone is on the same page. This step is usually the most exciting part, but with that being said, all decisions will factor into the final price of your home. During this step you will have the opportunity to add many things that will help the resale value of the property, should you choose to sell in the future. When you decide what you want, I will be happy to answer your questions and hear any concerns you have about where to spend the money.
Offer to Purchase
Once we have picked out the design and all the options you need, we will write an offer to purchase for the home! Once our offer is approved by builder, he will draft the floor plans for your specific home! once this is complete he will submit them to engineers to be stamped for approval.
Time to Build
It can take anywhere from a couple months to over a year to finish building your new home, depending on the season you start and what you are requesting. During this time we will receive updates on what’s being done and can view the work along the way. However, this where we usually let the builder do their work!
Final Inspection
Now that the builder has finished your home, we will take one last walk through to ensure that everything has be done to your specifications. Should there be any details missed, we will smooth them out right away.
Move In
When your home is ready you will receive Certificates of Possession and warranty, after that, all that’s left to do is move in! In Manitoba your home will be provided with a warranty through either the New Home Warranty Program of Manitoba or the National Warranty Program. If you notice any minor issues you can also reach out to your builder for an explanation and help.
